Roughly a quarter of the residences are two-storey homes, designed to read as houses in the sky. Every residence has two private elevators and a foyer with a double-door entry, and deep sunrise and sunset terraces with a summer kitchen.

Four. Delivered fully finished

Flooring, closets, lighting and window treatments are included, which is uncommon in Miami preconstruction where homes are often delivered decorator-ready. It removes months of work and a second budget after closing.

Five. The solar backbone

More than 500 photovoltaic glass panels on the west facade, roughly 20,000 square feet of energy-producing glass, partly power the building. It is described by the developer as the first high-rise residential tower to integrate photovoltaic glazing in its facade, and the building is designed to LEED certification. Whether that matters to a buyer is personal; that it is real is a matter of record.

Six. Italian kitchens by name

Arclinea kitchens in the standard residences and limited-production Vaselli kitchens in the penthouses, Italian marble counters, Gaggenau appliances, Rimadesio glass enclosures, Axor fittings designed by Citterio. The specification is published and specific.

Seven. Eleven-foot ceilings, and up to 30 in the penthouses

Ceilings of roughly 11 feet in the standard residences. The penthouse collection runs from roughly 4,000 to 10,000 square feet, with ceilings reported from 12 feet up to 30 feet in two of them.

Eight. 80,000 square feet of amenity, mostly at the top

Roughly 80,000 square feet across eight levels, with five of them at the top of the tower at roughly 860 feet: a two-storey rooftop observatory with a pool and lounge bar on level 70, a two-storey Owners Club with a wine and art lounge and private dining, and a spa and fitness floor of roughly 10,000 square feet. Three pools in all, guest suites, office suites, an estate manager and a wellness concierge.

Nine. Brickell Avenue itself

1428 Brickell Avenue is on the avenue, a short walk from Brickell City Centre and Mary Brickell Village, with east-facing residences toward the bay. The building is residential only, with no hotel and no short-term programme in the published material.

Ten. Ytech, with the building out of the ground
