For the buyer driving the Flagler waterfront and reading two Related Ross cranes as one decision: the street is the unit of comparison here, and the two buildings on it are at opposite ends of the same developer's calendar.
This page explains. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Read as one street, South Flagler Drive currently offers the same waterfront at two different moments. At 1355 South Flagler Drive stands South Flagler House: 28 storeys in two towers on 3.4 acres, designed by Robert A.M. Stern Architects, topped out in November 2025 with delivery in March 2027 reported on track, its Park Residences about 80 percent sold. At 1155 South Flagler Drive, two blocks north, stands Edgeworth: the same developer, Related Ross, taking fully refundable reservations ahead of a 2027 construction start, with closings anticipated in the second quarter of 2030. Neither developer fact sheet publishes an entry price, and this page prints none: pricing for both is released on request. The street's judgment is therefore not about price. It is about time and certainty: a near delivery Stern building whose architecture and calendar can be walked and checked, against an early, refundable position in the next building on the same water, whose bedroom mix and size ranges are not yet published. The corridor frame is South Flagler House and its neighbours in West Palm Beach, and the first call is framed in who should I call about buying in West Palm Beach.
South Flagler Drive runs along the Intracoastal, the Lake Worth Lagoon, with Palm Beach Island and Worth Avenue across the water. On its land side at this stretch sits the Norton Museum side of the city: the Park Residences at South Flagler House, on floors 1 to 3, face the Norton Sculpture Garden. The corridor gives two things no inland West Palm Beach address gives: the water in front, permanently, and the island across it as the view and the neighbour. What it takes is the walk: this is a waterfront drive, read by car and by the buildings' own programs rather than by a main street at the door. The wider city's reads sit either side of this one: the Intracoastal tower to the north in Olara West Palm Beach: what to know before you buy and the boutique shoreline read in Alba Palm Beach: what to know before you buy, with the arrival frame in relocating from Dubai to West Palm Beach.
South Flagler House is the first and only Robert A.M. Stern designed residential high-rise in Palm Beach County, and the street reads it as the permanent building: limestone manners, a private porte-cochere, two towers, Park Tower and Lake Tower, interiors by Pembrooke and Ives, developed by Related Ross under Stephen M. Ross. The Park Residences, one and two bedrooms of about 1,800 to 3,000 square feet facing the Norton Sculpture Garden, with first floor homes carrying private outdoor gardens, are approximately 80 percent sold. The amenity program is a full modern suite: a vanishing edge pool with lagoon views, a 25 metre lap pool, a sunset terrace, two private dining rooms, a full spa with vitality pools and ice plunges, a fitness centre, indoor pickleball and a golf simulator. The building's own record is in the South Flagler House buyer's guide. Topped out and reported on track for March 2027, it is the end of the street where diligence is verification: what remains is selection, line by line, inside a building whose form can be seen from the drive.
Edgeworth, at 1155 South Flagler Drive, is the same developer's next waterfront address, and its offer is structured as an option rather than a commitment. Pre-sales launched in March 2026; reservations are fully refundable; construction starts in 2027; closings are anticipated in the second quarter of 2030. The intake materials publish no bedroom mix and no size ranges, and no entry price: the facts file is thin because the building is early, and the desk does not soften that into copy. What a reservation buys today is time and position: a place in the release order of the next Related Ross building on this street, held at a refundable cost while the published material catches up. Its record is in the Edgeworth buyer's guide and its place on the corridor in Edgeworth and its neighbours in West Palm Beach. The diligence question is therefore inverted: not what the building is, but what the reservation documents promise, what triggers convert a reservation into a contract, and what the refund mechanics are in writing.
Two blocks, one developer, one waterfront, and a three year gap between the two delivery calendars. The buyer who wants the street soon, in the Stern building, with the architecture settled and the sold share as evidence, reads 1355 first and pays the scarcity of a building about 80 percent sold in its Park Residences. The buyer who wants the street eventually, at the earliest position in the next building, with the freedom to walk away refunded while the facts are still unpublished, reads 1155 first and accepts that almost everything material remains to be released. What neither buyer should do is read the two as substitutes at different prices: no published entry price exists for either, so the comparison that matters is calendar, certainty and reversibility, and those three axes point in opposite directions at the two ends of the street. The desk reads both files with the buyer, the topped out tower walked, the reservation documents read, before either position is taken.
