A family office does not buy a rendering. It buys a file. This is the file for The Ritz-Carlton Residences, South Beach: what to verify, in what order, and where each answer sits.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
The Ritz-Carlton Residences, South Beach is at 1671 Collins Avenue, Miami Beach, oceanfront in South Beach proper, adjacent to the Lincoln Road corridor. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the family-office operator’s reading of it, as a framework to verify, never as a finding.
The record, in the developer’s words: Development: Sobe Sky Development LLC with Flag Luxury Group; sales and marketing by Douglas Elliman Development Marketing. Architecture: Kobi Karp Architecture and Interior Design. Interiors: Studio Munge, design director Alessandro Munge; landscape by Naturalficial. Brand: The Ritz-Carlton name under licence to Sobe Sky Development LLC; not owned, developed or sold by The Ritz-Carlton Hotel Company; direct access to the Sagamore, the all suite addition to The Ritz-Carlton, South Beach; owner benefits at more than 700 Marriott International luxury hotels, subject to availability.
Compare as you read: Alba Palm Beach and Banyan Tree Residences answer the same questions differently, and the desk holds the documents for all three.
The first association budget is an estimate prepared by the developer; the question is what it carries for reserves, how the reserve study is scheduled, and under what conditions a special assessment can be levied. Florida law since 2022 requires structural integrity reserve studies for buildings of three storeys and more; ask when the first one is due for this building and who pays for it.
For The Ritz-Carlton Residences, South Beach the published program is: 30 residences over 15 storeys, one to five bedrooms, including two duplex penthouses with private rooftop terraces, pools and kitchens; sales launched February 2025; delivery planned 2027. The count of homes sets the denominator of every assessment.
The deposit schedule, the escrow agent, the account and the conditions under which the developer may use deposits above ten percent for construction are all contract terms and statutory disclosures. A family office reads the escrow agreement, not the marketing schedule.
The desk holds the deposit structure for this building and discusses it one to one; it is not published.
The Ritz-Carlton name under licence to Sobe Sky Development LLC; not owned, developed or sold by The Ritz-Carlton Hotel Company; direct access to the Sagamore, the all suite addition to The Ritz-Carlton, South Beach; owner benefits at more than 700 Marriott International luxury hotels, subject to availability. Whether family members, guests or tenants may occupy without the owner, for how long, and under what registration, sits in the declaration and the rules, not in the brochure.
Amenities as published: More than 50,000 square feet: a private double height lobby, 24 hour doorman, concierge and valet, a Level 7 amenity floor with a private lap pool and four semi private cabanas, a Technogym fitness centre, a residents’ beach club with cabana service; restaurant and beach club programming by Jose Andres; à la carte in residence dining, personal chef, trainer, spa, childcare and pet care. The rules will say when pools, spas and clubs close for maintenance and whether owners are notified; a family office asks for the calendar before the first season.
The purchase agreement and its escrow terms. The offering documents and the declaration. The first budget with its reserve lines. The management or brand agreement, and its term. The rules on guests, tenants and pets. The developer’s published materials as of the contract date, kept as the baseline against which delivery is measured.
Read the file before the floor plan. The floor plan does not change; the file decides what owning it costs.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For a family office that usually means the budget and the escrow before the view. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
