Each line is the developer’s own statement as carried on the building’s dossier, verified on the date in the data file. The register is reissued monthly and the changes section records every move. How To Read It

A published number is a floor, not a price.

A from price is the lowest point of the building as the developer stated it on the date it was stated. In a building that has been selling for a year, the residence at that price is usually gone, and the developer leaves the number standing because it still tells the truth about where the building starts. It is a filter. It says which conversations are worth having. It does not say what any residence costs.

Buildings whose developers release pricing on request are not cheaper or dearer for it. Some hold the entry price back because it moves by release; some because the lowest line is not what they lead with. The desk quotes the current position on any of them the same day.

Current pricing, what is actually available and the deposit schedule for each release are held by the desk and never printed, because a printed number is wrong within the month and a wrong number is worse than none.

What Moved Since The Last Issue

The changes, building by building.

This is the first issue. From the next issue this section records every entry price that moved, in which direction, and the date the developer published the new figure. A developer that raises its floor is stating something about its building; so is one that lowers it. The register keeps both as stated and draws no conclusion from either.

Every figure on this page is the developer’s own, with its source, and every change is recorded with a date. Where the developer has not stated a thing, the register says so rather than filling the gap.

Is the published entry price the price I would pay?
No. It is the lowest point of the building as the developer stated it on the date stated, and that residence is often gone. It tells you where the building starts. The desk quotes the current price of the residence that fits your brief on request.
Why do some buildings show no entry price?
Because their developers release pricing on request rather than publishing it. That says nothing about the level. The desk quotes the current position on any of them the same day.
How often is this register updated?
Monthly. Each issue carries the date, and the changes section records every entry price that moved since the last issue, with the date the developer published the new figure.
Where do these figures come from?
From each developer’s own published material, as carried on the building’s dossier at Miami Dossier and verified on the date recorded in the desk’s data file. The desk does not estimate and does not adjust.
Does a rising entry price mean the building is a better buy?
The desk does not draw that conclusion or its opposite. A developer that moves its published floor is stating something about its building; the register records the statement and the date and leaves the reading to the buyer and their advisers.
