EDITION Residences Miami Edgewater: what to know before you buy

The practical questions on EDITION Edgewater that the brochure does not answer, beginning with the one that matters most: whether and when the site will be cleared and built. Then the escrow terms on deposits, the two towers still to come, the service platform without a hotel, the carrying cost, and what to read with your attorney. From the desk at Miami Dossier.

Written by the desk at Miami Dossier for buyers who are past the brochure and into the decision. The desk works in English, Spanish and Portuguese and does not represent the developer. All notes from the desk.

The Note
30 August 2026

The reasons to like EDITION Edgewater are covered in a companion note, and so is its status. This note is about the decisions, in the order a buyer meets them, and on this building the first decision is not which floor. The desk at Miami Dossier walks buyers through every one of these on Edgewater towers every week, and the answers change from person to person, which is why the note asks questions more than it gives instructions.

Whether the site will be cleared is the first question

As of the public record in summer 2026 the existing Biscayne 21 building still stands, the condominium termination that would allow its demolition has been fought through the courts for three years, the developer recorded a new termination in April 2026 and says it is proceeding, and buyers have sued for their deposits. That may resolve, and the desk at Miami Dossier confirms the status on the day you ask. Until it does, every other question on this note is secondary. A buyer who signs now is buying a design, a brand and a site whose availability is still being litigated.

Escrow is everything on a site that is not yet cleared

Florida law requires the first 10% of the price to be held in escrow. What happens to any deposit above that, whether the developer may use it, and what you get back, and when, if the project does not proceed by the contract date, is set in the contract. The buyers who sued in 2026 are testing exactly those terms. Read the escrow clause first, read the outside date, and read them with your attorney.

Which line

One-plus-den to four bedrooms across roughly 185 homes gives a wide choice of scale. Terraces to 12 feet deep are the signature, and their exposure differs by line: bay and Miami Beach to the east, Downtown to the south, the city to the west. Ask the desk at Miami Dossier for the plans by line and look at what each terrace faces.

Your situation is specific. Tell the desk in one message and we will say what applies to you, what does not, and who to speak with.

Which floor, with two towers to come

The EDITION tower is the first of three planned on the 3.5-acre site. Before choosing a floor and exposure, ask where the second and third towers will stand, how tall they are planned to be, and which of your views they would affect. The condominium documents and the site plan are where this is answered, and it is the single most important site-specific question on this building.

A service platform without a hotel

EDITION services for residents alone, with no hotel to draw on, means the platform is staffed and funded through the residences. Ask how it is staffed, what is included, what is a la carte, and what the brand licence covers and for how long. The answers are in the condominium documents.

The deposit schedule

EDITION Edgewater, like every Miami preconstruction building, has a staged deposit schedule set by the developer. The desk at Miami Dossier obtains the current one on request. Read it alongside our general note on what a normal deposit schedule looks like, and read the escrow clause with your attorney.

Carrying cost across roughly 185 homes

Roughly 45,000 square feet of amenity, two pools, a spa programme, six guest suites and a brand service platform carried by roughly 185 owners. How the amenity will be shared with the later towers, and how the cost is allocated, is a question to ask now. The desk at Miami Dossier obtains the current assessment estimates and shares them on request rather than publishing numbers that change.

Rental and use

A residence-only branded tower will have leasing rules in the condominium documents: minimum terms, frequency, and any owner-occupancy expectation. The six guest suites are for residents' guests, not for owners to let. If income is part of the plan, confirm the rules before you commit.

Delivery and the developer record, read whole

Two Roads delivered Elysee and Biscayne Beach on the same stretch, and the desk at Miami Dossier holds the delivery history: what was announced, when it was estimated, when it delivered. On this site the record also includes a multi-year dispute over the land and a buyers' suit, and the desk holds both together. Read the estimated completion date, the extension rights and any outside date with your attorney, and read our note on what happens if a developer delivers late.

Own name or entity

Whether to hold a residence in your own name or through an entity turns on privacy, liability and, for a foreign buyer, U.S. estate tax exposure. It is decided at contract and it is expensive to unwind. It belongs with your attorney and CPA, and the desk at Miami Dossier can introduce both.

What to read with your attorney

The purchase agreement in full: the deposit and escrow clause, the estimated completion date and extension rights, any outside date, the assignment clause. The condominium documents on leasing, assessments, the brand licence and service platform, and the site plan for the two future towers. The desk at Miami Dossier is not a law firm and does not give legal advice; we make sure you have the documents and a good lawyer to read them.

The honest question: is it EDITION, and is it now

Sometimes the answer is another building, and sometimes it is not now. A buyer who needs certainty of delivery has, on the Edgewater bayfront in 2026, towers that are rising, and the desk at Miami Dossier will point to them; Villa Miami and Anantara are the usual comparisons. EDITION suits the buyer who wants a Fort-Brescia glass tower on 800 feet of bay with the brand's service and no hotel guests, and who is prepared to hold a contract on a site that has not been cleared, with escrow terms that protect the deposit. If that is you, the next step is a conversation, and the first thing we will do in it is check the status that day.

Your situation is specific. Tell the desk in one message and we will say what applies to you, what does not, and who to speak with.

Common Questions

What buyers ask before committing to EDITION Edgewater

Is it safe to put a deposit on EDITION Residences Edgewater?
The answer turns on the escrow clause and the outside date: what is held, by whom, and what is returned if the project does not proceed. Buyers sued over exactly this in 2026. The desk at Miami Dossier reads the clause with buyers and confirms the site status on the day of the conversation.
Will the other two towers block the views at EDITION Edgewater?
It depends on the line and exposure. The site plan and the condominium documents show where the later towers stand; the desk at Miami Dossier reads them with buyers before a floor is chosen.
What is the deposit schedule at EDITION Residences Edgewater?
Staged deposits set by the developer. The desk at Miami Dossier obtains the current schedule on request.
What are the monthly assessments at EDITION Residences Edgewater?
Shared across roughly 185 owners, with the brand service platform funded through the residences. The desk at Miami Dossier obtains the current estimates.
Can I rent out a residence at EDITION Residences Edgewater?
Leasing rules are in the condominium documents and should be confirmed before contract.

The questions around the building

Most of the people who ask the desk at Miami Dossier about EDITION Residences Miami Edgewater are not only choosing a building. They are moving to Miami from New York, California, London, Bogotá, Mexico City or São Paulo, or adding a Miami position to a portfolio held elsewhere, and the building question sits inside a larger one: how to buy new construction in Miami, how to hold it, and what changes when you do.

The desk keeps short notes on the parts that come up every week: how buying preconstruction in Miami actually works, what a normal deposit schedule looks like, whether you need to be in Miami to buy, whether a foreign buyer can get a mortgage, what taxes a foreign buyer pays on a Miami condo, and the Florida state income tax question for anyone relocating from a high-tax state. For buyers arriving from a specific market there are notes for Bogotá, Mexico City and London, and a broader one on why so many wealthy families are moving to Miami.

Read the ones that apply, then bring the rest to the desk at Miami Dossier. It usually takes one conversation to see how EDITION Residences Miami Edgewater fits the move, or whether another building fits it better.

A Note on Advice

This note is general information for people considering Miami, written by a real estate desk, not by a law or accounting firm. Nothing here is legal, tax, immigration or investment advice, and it is not a substitute for advice on your own circumstances. Rules change, treaties differ by country, and the right answer for one family is the wrong answer for another.

Speak with your own attorney and CPA before you commit to anything. If you do not have one who works with international buyers in Florida, the desk is glad to recommend an attorney, a CPA or an adviser suited to your situation, and to sit in the first conversation so that nothing is lost in translation.

The Desk

Everything in this note has a solution.

Structure, financing, currency, timing, the right building and the right line: the desk works through these questions with international buyers every week, and the answer is nearly always that it can be done, in order, without surprises. If Miami is on your mind, as a home or as an allocation, we would be glad to share what we are seeing, privately, and to start with the question this note did not answer.
