A family office does not buy a rendering. It buys a file. This is the file for Continuum 12000: what to verify, in what order, and where each answer sits.
This page is a framework. Whether the building suits you is a separate conversation. Contact the desk at Miami Dossier for the current position on any building we cover.
Continuum 12000 is at Four-acre waterfront enclave overlooking Indian Creek on Biscayne Bay, North Miami; a tree-lined street on a pristine aquatic preserve with manatees, dolphins and sea turtles. Read it against the Kempinski Residences Miami Design District dossier for the nearest comparison. This page is the family-office operator’s reading of it, as a framework to verify, never as a finding.
The record, in the developer’s words: Development: 12000 Property Owners, LLC, under a brand license from Continuum Group IP Holdings; the Continuum brand of Ian Bruce Eichner and the Continuum Company, of Continuum South Beach. Vision letter signed by Allie Eichner, Continuum Company. Architecture: Kobi Karp (architecture); Paul Duesing Design Partners (interiors); Urban Robot (landscape). Position: Four-acre waterfront enclave overlooking Indian Creek on Biscayne Bay, North Miami; a tree-lined street on a pristine aquatic preserve with manatees, dolphins and sea turtles. Residences: 263 residences plus bayfront villas and penthouses in a 20-storey glass tower; one to three bedrooms, 1,035 to 3,543 square feet; 10-foot ceilings, floor-to-ceiling glass, oversized balconies; Sub-Zero and Wolf kitchens, Waterworks fittings, Calacatta marble baths, private en-suite cedar sauna.
Compare as you read: Alba Palm Beach and Banyan Tree Residences answer the same questions differently, and the desk holds the documents for all three.
The first association budget is an estimate prepared by the developer; the question is what it carries for reserves, how the reserve study is scheduled, and under what conditions a special assessment can be levied. Florida law since 2022 requires structural integrity reserve studies for buildings of three storeys and more; ask when the first one is due for this building and who pays for it.
For Continuum 12000 the published program is: 263 residences plus bayfront villas and penthouses in a 20-storey glass tower; one to three bedrooms, 1,035 to 3,543 square feet; 10-foot ceilings, floor-to-ceiling glass, oversized balconies; Sub-Zero and Wolf kitchens, Waterworks fittings, Calacatta marble baths, private en-suite cedar sauna. The count of homes sets the denominator of every assessment.
The deposit schedule, the escrow agent, the account and the conditions under which the developer may use deposits above ten percent for construction are all contract terms and statutory disclosures. A family office reads the escrow agreement, not the marketing schedule.
The desk holds the deposit structure for this building and discusses it one to one; it is not published.
The brand and management arrangement is as the dossier records. Whether family members, guests or tenants may occupy without the owner, for how long, and under what registration, sits in the declaration and the rules, not in the brochure.
Amenities as published: The Mermaid Club, about 150,000 square feet: saltwater pool with cabanas, 4,200 square foot fitness centre, yoga, Pilates, meditation and sound-bath studio, contrast therapy, longevity lounge, spa suite, private dining, co-working and a 24/7 marketplace; 1.5-acre waterfront playground with a marina, floating yoga deck, watersports dock, pickleball, multi-sport court and golf simulators. The rules will say when pools, spas and clubs close for maintenance and whether owners are notified; a family office asks for the calendar before the first season.
The purchase agreement and its escrow terms. The offering documents and the declaration. The first budget with its reserve lines. The management or brand agreement, and its term. The rules on guests, tenants and pets. The developer’s published materials as of the contract date, kept as the baseline against which delivery is measured.
Read the file before the floor plan. The floor plan does not change; the file decides what owning it costs.

We hold no listings and we are not the developer. Contact the desk at Miami Dossier and we will tell you what applies to your situation, what does not, and where we would not proceed. For a family office that usually means the budget and the escrow before the view. Where a question is legal, tax or structuring, we introduce you to advisers who handle that properly rather than answering it ourselves.
