Downtown Miami has two buildings in this tier and buyers compare them because they share a zone. They should not. One is a very tall bayfront landmark with hotel service on Biscayne Boulevard. The other is an Italian-specified building inside the Worldcenter district. The bets are different and so are the buyers.

Both are downtown, which means both are partly a bet on the neighbourhood arriving. Downtown is being rebuilt around them and the pace of that determines whether the first five years are enjoyable or endured.

Both are large programmes on long delivery horizons, which makes developer record more relevant here than in zones where the neighbourhood is already settled.

Where they separate

Position. Waldorf Astoria is on Biscayne Boulevard facing the bay, with height that protects the view from above rather than from beside. Casa Bella is inside the Worldcenter footprint, which is a district position rather than a waterfront one.

What the name does. Waldorf Astoria brings a hotel component and an operating model. B&B Italia brings interiors and specification. That difference determines what happens in the building after the sales gallery closes.

Form. The stacked cube tower by Sieger Suarez with Carlos Ott is genuinely distinctive and already reads as part of the skyline. That is worth something at resale in a way that is hard to quantify and easy to underrate.

Ask whether you are buying the landmark or the district. If you want an address that a person in Bogotá, London or Sao Paulo recognises without explanation, that is Waldorf Astoria. If you want to be inside Worldcenter as it completes with Related's record behind the contract, that is Casa Bella.

Then walk both blocks at night. Downtown varies block by block more than any other zone in this tier, and the sales material will not show you that.

And for a large share of buyers the answer downtown is neither, at least yet. Brickell is a mile south and already has the street life, the restaurants and seven buildings in tier. Edgewater has the bay with less construction around it. Downtown asks you to hold through a neighbourhood being built, and that is a fair ask only if you have agreed to it knowingly.
