The position, which is the whole argument

You are in the middle of the bay. Water on every side, Miami's skyline to the west, Miami Beach to the east, and both reachable in minutes. Sunsets are over the city and sunrises are over the beach skyline. No other zone in this tier gives you both views from the same building.

You are also on a causeway, which means traffic is a single route in each direction and it is genuinely constrained at peak. That is the cost and it is not small. Drive it at eight in the morning before you decide anything.

Why serious buildings are arriving now

The village rezoned to permit a scale of development it had not allowed before, and the parcels are waterfront with skyline views on both sides at a basis that no comparable Miami Beach or Edgewater parcel could match. Developers noticed that before buyers did.

That is an opportunity and it carries the standard early-zone risk: the amenities of the neighbourhood, the restaurants, the everyday shops, are thin today and are expected to arrive with the residents. Pagani Residences

A design-house building with the Pagani name, on a small waterfront parcel with a low residence count. The register is engineering and craft rather than hospitality, which is consistent with the name and is a genuinely different argument from the building above.
Suits
A buyer who wants a small, design-led building with the bay on both sides and does not need an operator's service layer.
Does not suit
A buyer who wants hospitality-grade service after closing, or a large amenity programme. Small building, design argument, and the service is what a residential budget can carry.
The Verdict

North Bay Village is the clearest value argument in the tier, and it comes with a causeway

Ritz-Carlton if you want the operator's record behind an early position and the reassurance that comes with it. Pagani if you want a small design-led building and do not need the service layer.

In both cases you are buying a bay position with two skylines at a basis that the equivalent Miami Beach or Edgewater parcel could not offer, and you are accepting that the village around it is not finished.

And it is genuinely wrong for some people. If your week runs through Brickell or downtown at peak hours, the causeway will define your life and no view compensates for that. If you want restaurants and everyday shops within walking distance now, Edgewater and Mid-Beach have them and North Bay Village does not yet. And if you want ocean rather than bay, you are on the wrong island by about two miles.
