Decide you are buying and from where, understand what preconstruction actually commits you to, put the holding structure in place before you sign, move the money properly, and only then choose the building. The rendering is the last thing you should look at, not the first.

The buildings are small. Arte Surfside holds roughly 16 residences, Ocean House roughly 25, Rivage roughly 56. That is a different living experience from a 400 home tower, and it is what people are actually paying for.

Sixteen households carrying an entire oceanfront building is a materially different financial position from three hundred households doing so. It shows up in the monthly figure and it shows up sharply in any special assessment, because the same repair is divided among far fewer people.
Governance becomes personal. In a building this size the association is a small group of neighbours who must agree on large expenditures, and a disagreement has nowhere to disperse. That dynamic outlasts any finish.
Resale is thinner. A small building in a small municipality has a correspondingly small buyer pool, which is fine if you are holding and worth understanding if you are not.
Pricing the residence and not the density. This is the single most common error in the zone and it is entirely avoidable with two documents.
Treating the two municipalities as one market. They are adjacent, they are separate, they have different character and different governance, and they behave differently.
Skipping the association minutes. In a building of this size the minutes tell you who your neighbours are and how they make decisions, which is information you cannot get anywhere else and will live with for years.
