The stretch

The southern end of Edgewater, where North Bayshore Drive meets Margaret Pace Park and the Venetian Causeway leaves for Miami Beach. The Adrienne Arsht Center, the Omni and Downtown are a short walk south; Midtown, the Design District and Wynwood a few minutes west.

The site

2121 North Bayshore Drive, roughly 3.5 acres occupied by the Biscayne 21 condominium, built in 1964, with more than 800 linear feet of frontage on Biscayne Bay and direct access to the Baywalk. The EDITION tower is planned as the first of three on the site.

The status

Two Roads acquired the majority of Biscayne 21 in 2022 and launched EDITION sales in 2023. Holdout owners sued over the condominium termination; an appeals court reversed the termination in 2024, finding the association had unlawfully lowered the approval threshold, and the Florida Supreme Court declined review in 2025. In April 2026 the developer recorded a new certificate of termination and stated it is moving forward; in May 2026 three buyers sued to recover deposits of roughly 2.5 million dollars, claims the developer describes as without merit. Ceilings reported between 10 and 14 feet, floor-to-ceiling glass, terraces up to 12 feet deep, semi-private elevator entry, custom European cabinetry, Sub-Zero and Wolf panel-ready appliances, and baths with double vanities, stone counters and freestanding tubs.
