EDITION Residences, Miami Edgewater is a 55-storey, roughly 649-foot bayfront tower of roughly 185 homes at 2121 North Bayshore Drive, by Two Roads Development, designed by Bernardo Fort-Brescia of Arquitectonica with interiors by Studio Munge, and planned as the first residence-only EDITION in the world. First, where it stands

Two Roads bought most of the Biscayne 21 condominium on the site in 2022 and launched sales in 2023. Holdout owners sued, and in 2024 an appeals court reversed the condominium termination that would have allowed demolition; Florida's Supreme Court declined to take the case in 2025. In April 2026 the developer recorded a new certificate of termination and says it is moving forward; in May 2026 three buyers sued to recover roughly 2.5 million dollars of deposits, which the developer disputes. No vertical construction has been reported. None of that is the same as cancelled; none of it is the same as rising. One. The first residence-only EDITION anywhere

EDITION, the Marriott brand created with Ian Schrager, has hotels with residences attached in several cities, including Miami Beach. The site at 2121 North Bayshore Drive, formerly the Biscayne 21 condominium, is roughly 3.5 acres with more than 800 linear feet of frontage on Biscayne Bay, connecting directly to the Baywalk and Margaret Pace Park. Few Edgewater sites carry that much water.

Three. Bernardo Fort-Brescia

The founder of Arquitectonica designed the tower as a reflective glass form, drawn from the moonlight on the bay and the racing yachts in it. It is the same hand behind Cipriani Residences in Brickell and EDITION's sibling site in Edgewater.

Four. Studio Munge on the interiors

Alessandro Munge's studio designed the residences and the common rooms, as it did at 619 Brickell by Nobu: a calm palette, custom European cabinetry, and rooms drawn as a whole rather than decorated.

Five. Terraces up to 12 feet deep

Every residence has floor-to-ceiling glass and terraces reported up to 12 feet deep, facing the bay, Downtown, Miami Beach and the Atlantic. Ceilings are reported between 10 and 14 feet.

Six. One-plus-den to four bedrooms, roughly 1,950 to 3,860 square feet

Roughly 185 residences from one-bedroom-plus-den to four bedrooms, published between roughly 1,950 and 3,860 square feet, with semi-private elevators, Sub-Zero and Wolf kitchens and stone baths with soaking tubs. Three tri-level penthouses have private rooftop pools and gardens.

Seven. Roughly 45,000 square feet of amenity, and a rooftop pool

A three-storey lobby, a library and social lounges opening to bayfront garden terraces with fireside lounges, a cabana-lined bayfront pool with a poolside lounge and bar, a rooftop pool and spa, a fitness centre and yoga studio, a spa programme serviced by EDITION, a private dining room, a cinema, a multi-sport simulator, children's and teen rooms, and six guest suites.

Eight. The first of three

The tower is the first of three planned on the 3.5-acre bayfront site. That means a landscaped precinct rather than a single tower on a strip, and it also means neighbours to come, which the before-you-buy note covers.

Nine. Edgewater's park end

The site adjoins Margaret Pace Park at the southern end of Edgewater, a short walk from the Arsht Center and Midtown, with the Venetian Causeway to Miami Beach at the door and the Design District and Wynwood a few minutes west.

Ten. Two Roads Development

Two Roads delivered Elysee and Biscayne Beach on the same stretch of Edgewater, and is the development partner at Rivage Bal Harbour. It has delivered on this bayfront before.
