The village

The centre of Coconut Grove is the few blocks around Grand Avenue, Main Highway and Commodore Plaza: CocoWalk, the cafes and restaurants, the galleries and the Saturday market, with Peacock Park and the bay a short walk east. It is the most walkable village in Miami and the reason people choose the Grove over the towers to the north.

The site

Roughly 1.7 acres at 3101 Grand Avenue, at the crossroads of Grand Avenue, Matilda Street and Florida Avenue, across from Kirk Munroe Park. Demolition of the former buildings was completed in July 2026.

Two buildings by Oppenheim Architecture: a five-to-six-storey office building of roughly 100,000 square feet with a rooftop restaurant and lounge, and a three-to-four-storey residential building of roughly 19 homes above roughly 45,000 square feet of ground-floor retail. Open-air paseos lead to a central courtyard. The stepped, stone-clad, planted form gives the project its name.
