The Note
30 August 2026

This is the reference note. It is the building described plainly, from the ground up, with the figures we can attribute to the developer's published material and the public record, given in ranges where sources differ. The desk at Miami Dossier keeps it current as the release changes. A companion note on the practical decisions is linked at the end.

The stretch

South Brickell is the residential run of Brickell Avenue between the financial district and the Rickenbacker Causeway to Key Biscayne. It was once Millionaire's Row, lined with estates on the bay, and it remains the quietest stretch of the avenue: bayfront towers on the east side, tree cover, and Coconut Grove a few minutes south.

The site

1809 Brickell Avenue, on Biscayne Bay, gated and landscaped. The published plan includes a bayfront garden, a private marina and grounds described as park-like.

The tower

Fifty storeys, designed by Robert A.M. Stern Architects, residential only. The published specification calls for private elevator and foyer entry to every residence, ceilings of roughly 11 feet, and flow-through plans with bay and city exposure. A second tower on the site has been discussed in public reporting; this note covers the first, bayfront tower only.

The residences

Roughly 150 homes (published counts between 150 and 154), from two to seven bedrooms including Sky Villas, Penthouses and bayfront villas. Interior sizes are reported between roughly 2,100 and 10,000 square feet, with the typical lines in the 2,300 to 3,500 square foot range. Custom European stone floors, natural stone kitchens, European wood doorways, a powder room and laundry in every home, and smart home integration in the specification.

The interiors

Rockwell Group, New York, designed the residences and the common rooms.

The service platform

St. Regis butler service, in-residence dining, housekeeping, a residents' app and St. Regis global membership privileges are offered to residents. There is no hotel in the building.

The amenities

Roughly 40,000 square feet, per the developer's published material: a 31st-floor Sky Lounge with the St. Regis Cognac Room and Tea Room; a bayfront infinity pool and an indoor lap pool; a spa with a salt room; a fitness centre and yoga studio over the bay; a restaurant and a beach club restaurant; a wine vault; a golf simulator; a media room; a business centre; a children's room; a pet spa; and a private marina.

The developers

The questions around the building

Most of the people who ask the desk at Miami Dossier about The St. Regis Residences Miami are not only choosing a building. They are moving to Miami from New York, California, London, Bogotá, Mexico City or São Paulo, or adding a Miami position to a portfolio held elsewhere, and the building question sits inside a larger one: how to buy new construction in Miami, how to hold it, and what changes when you do.

The desk keeps short notes on the parts that come up every week: how buying preconstruction in Miami actually works, what a normal deposit schedule looks like, whether you need to be in Miami to buy, whether a foreign buyer can get a mortgage, what taxes a foreign buyer pays on a Miami condo, and the Florida state income tax question for anyone relocating from a high-tax state. For buyers arriving from a specific market there are notes for Bogotá, Mexico City and London, and a broader one on why so many wealthy families are moving to Miami.

Read the ones that apply, then bring the rest to the desk at Miami Dossier. It usually takes one conversation to see how The St. Regis Residences Miami fits the move, or whether another building fits it better.

A Note on Advice

This note is general information for people considering Miami, written by a real estate desk, not by a law or accounting firm. Nothing here is legal, tax, immigration or investment advice, and it is not a substitute for advice on your own circumstances. Rules change, treaties differ by country, and the right answer for one family is the wrong answer for another.

Speak with your own attorney and CPA before you commit to anything. If you do not have one who works with international buyers in Florida, the desk is glad to recommend an attorney, a CPA or an adviser suited to your situation, and to sit in the first conversation so that nothing is lost in translation.

The Desk

Everything in this note has a solution.

Structure, financing, currency, timing, the right building and the right line: the desk works through these questions with international buyers every week, and the answer is nearly always that it can be done, in order, without surprises. If Miami is on your mind, as a home or as an allocation, we would be glad to share what we are seeing, privately, and to start with the question this note did not answer.
