Casa Bella by B&B Italia: ten reasons buyers choose it

Casa Bella Residences by B&B Italia is a 56-storey, roughly 650-foot tower of roughly 317 to 319 homes at 1400 Biscayne Boulevard in Downtown Miami's Arts and Cultural District, by Related Group and Alta Developers, designed by Arquitectonica with interiors by Piero Lissoni and landscape by Enzo Enea. It topped out in July 2025 and completion is guided for 2026. Here is what the buyers who choose it are choosing.

Written by the desk at Miami Dossier from the developer's published material and the public construction record, cross-referenced across several sources, with anything unconfirmed flagged. The desk works in English, Spanish and Portuguese and does not represent the developer. All notes from the desk.

The Note
30 August 2026

The desk at Miami Dossier covers a small number of Miami buildings closely rather than the whole market lightly. Casa Bella is one the desk is asked about every week, and this note is compiled from the developer's published material and the public record rather than from a brochure summary. It is the list of reasons buyers give when they choose this building, in the order we hear them, with the facts behind each one.

One. It is finished, or nearly

The tower topped out in July 2025 and completion has been guided for summer 2026, with more than 90% of the homes reported under contract before top-out. On a new-construction purchase the largest risk is the building not being finished, and here it is standing. The desk at Miami Dossier reads that as the first reason before any of the others.

Two. The first B&B Italia residences anywhere

B&B Italia, the furniture house from Novedrate that has collaborated with Rolex, Hermès and Rolls-Royce, put its name on a residential building for the first time here. The interiors are by Piero Lissoni, its former creative director, and the common rooms are furnished from the B&B Italia collections.

Three. Piero Lissoni

Lissoni and Partners, Milan, designed the residences, the baths and the amenity spaces. The palette is restrained, the porcelain floors are pre-selected by the studio, and the kitchens are Italian cabinetry by Italkraft with Sub-Zero and Wolf.

Four. Across from the Arsht Center

1400 Biscayne Boulevard faces the Adrienne Arsht Center for the Performing Arts, with Museum Park, PAMM and the Frost Science Museum a short walk east, the Metromover at the door and Brightline's MiamiCentral station nearby. It is the cultural centre of the city rather than its financial one.

Five. Arquitectonica's rippling form

The tower reads as a series of curved balconies and a rippling facade, drawn from the movement of the bay. Every home has a terrace on the curve.

Six. Two private elevators and a biometric vestibule

Most residences have two private elevators opening into a private vestibule with biometric access, which is rare at this count and this price point in Downtown.

Seven. One to four bedrooms, and the Cielo Residences above

Roughly 317 to 319 homes from one to four bedrooms, reported between roughly 700 and 5,700 square feet including the penthouses, with pass-through plans, ceilings of nine to eleven feet and a collection of one- and two-storey penthouses and Cielo Residences at the top.

Eight. The highest private observatory in the city

A private observatory at roughly 650 feet, described by the developer as the highest in the City of Miami, with panoramic views over the bay, the port and the skyline. Below it, a pool deck, a fitness and wellness programme and the Lissoni-designed social rooms.

Nine. Enzo Enea on the grounds

The landscape is by Enea, the Swiss studio that has become the reference for gardens at this level in Miami, from Rivage Bal Harbour to Baccarat Residences.

Ten. Related Group and Alta Developers

Related Group has delivered more condominium towers in South Florida than any other developer; Alta Developers is its partner here, with Coastal Construction as general contractor. The desk at Miami Dossier holds the delivery history and shares it on request.

The questions around the building

Most of the people who ask the desk at Miami Dossier about Casa Bella by B&B Italia are not only choosing a building. They are moving to Miami from New York, California, London, Bogotá, Mexico City or São Paulo, or adding a Miami position to a portfolio held elsewhere, and the building question sits inside a larger one: how to buy new construction in Miami, how to hold it, and what changes when you do.

The desk keeps short notes on the parts that come up every week: how buying preconstruction in Miami actually works, what a normal deposit schedule looks like, whether you need to be in Miami to buy, whether a foreign buyer can get a mortgage, what taxes a foreign buyer pays on a Miami condo, and the Florida state income tax question for anyone relocating from a high-tax state. For buyers arriving from a specific market there are notes for Bogotá, Mexico City and London, and a broader one on why so many wealthy families are moving to Miami.

Read the ones that apply, then bring the rest to the desk at Miami Dossier. It usually takes one conversation to see how Casa Bella by B&B Italia fits the move, or whether another building fits it better.

A Note on Advice

This note is general information for people considering Miami, written by a real estate desk, not by a law or accounting firm. Nothing here is legal, tax, immigration or investment advice, and it is not a substitute for advice on your own circumstances. Rules change, treaties differ by country, and the right answer for one family is the wrong answer for another.

Speak with your own attorney and CPA before you commit to anything. If you do not have one who works with international buyers in Florida, the desk is glad to recommend an attorney, a CPA or an adviser suited to your situation, and to sit in the first conversation so that nothing is lost in translation.

The Desk

Everything in this note has a solution.

Structure, financing, currency, timing, the right building and the right line: the desk works through these questions with international buyers every week, and the answer is nearly always that it can be done, in order, without surprises. If Miami is on your mind, as a home or as an allocation, we would be glad to share what we are seeing, privately, and to start with the question this note did not answer.

Where Casa Bella by B&B Italia sits against the rest

Nobody chooses Casa Bella by B&B Italia in isolation. The desk at Miami Dossier weighs it against Waldorf Astoria Residences Miami, and sets it beside every other building in Downtown Miami on the Downtown Miami cluster. If the question underneath yours is really how to read a developer's record before a long build, start there instead.
