The district

Mid-Beach is the stretch of Collins Avenue between South Beach and the 41st Street bridge, where the great hotels of the 1940s and 1950s stand on the sand. The Faena District, assembled by Access Industries around Faena House, the Faena Hotel and the Faena Forum, occupies the 3200 to 3500 blocks. The Perigon at 5333 Collins is a few minutes north.

The tower and the hotel

A new 18-storey residential tower of roughly 250 feet by Kengo Kuma and Associates, in a tiered, scalloped form, with a two-level underground garage. The Versailles is preserved and restored as a 56-room Aman hotel with interiors by Jean-Michel Gathy of Denniston. Suffolk Construction as general contractor. Below-grade work included deep soil mixing to stabilise the beachfront ground. Vertical construction from August 2025 at roughly one floor every two weeks; top-out projected early 2026.
